Ten minutes of preparation makes the visit quicker and helps the assessment reflect your home accurately. Nothing here is complicated — it is mostly about access and paperwork.

Your checklist

  • 1Make every room that forms part of the property accessible.
  • 2Where the property has a loft, make sure the hatch can be reached safely.
  • 3Move items blocking the boiler or heating equipment where it is practical to do so.
  • 4Make heating and hot water controls accessible.
  • 5Have relevant documentation available.
  • 6Provide evidence of insulation or improvements that cannot be seen on site.
  • 7Have information on recent improvements to hand where possible.

What you do not need to do

You do not need to tidy, redecorate or switch anything on specially. Occupier habits do not affect the rating — EPCs use standardised assumptions, as explained in what an EPC is.
