Tenements and period flats
Most of Edinburgh's housing is pre-1919 tenement or Georgian/Victorian conversion: solid sandstone walls, high ceilings, original sash-and-case windows and often a shared close. Those features drive the rating far more than anything you can change on the day, which is why so many city-centre flats land in band D or E. I record wall construction, any secondary or replacement glazing, insulation to the top-floor ceiling and the heating system exactly as found, so the certificate reflects the real building rather than a default assumption.
